Mumbai’s civic body has come down hard on one of Juhu’s most high-profile addresses. The Brihanmumbai Municipal Corporation (BMC) has demolished portions of a bungalow reportedly owned by actor Ajay Devgn and his mother, after finding that construction work was carried out there without the required municipal permissions.

Civic officials confirmed the action on Saturday, saying K/West Ward personnel visited the Kapole Co-operative Housing Society property in Juhu and pulled down unauthorised Siporex block walls erected inside the bungalow. The demolition is the latest twist in a property saga that has been simmering for weeks, and it lands right as Devgn’s latest release, Drishyam 3, continues its strong run at the box office.

What exactly did the BMC demolish?

According to civic officials, the action was taken on October 12 at the JVPD Scheme property, Plot S-10, N S Road No. 11, inside the Kapole Co-operative Housing Society on N S Road in Juhu. The bungalow spans roughly 7,802 square feet.

The BMC said the unauthorised work included internal alterations, the erection of partition walls, modifications to windows and other structural changes. All of it, the civic body claimed, was done without any approved plans or permissions from the municipal authorities. The BMC has released photographs of the drive, showing workers hammering down the construction.

Notice was issued over a month ago

This was not a surprise inspection gone wrong. The civic body had issued a stop-work notice to the property owners on September 10 under Section 354A of the Mumbai Municipal Corporation Act, directing them to halt construction immediately and submit the relevant documents and permissions.

  • September 10: BMC issues stop-work notice under Section 354A.
  • September 15: The owners submit their reply to the notice.
  • October 6: The K West ward office rejects the reply in a speaking order, noting that it did not include any documents authorising the construction or a copy of permission granted by the authorities.
  • October 12: BMC teams demolish the unauthorised Siporex block walls.

Officials said the construction activity continued despite the September 10 notice. The notice had warned that the unauthorised structure and construction materials could be removed at the owner’s risk and cost in case of non-compliance, and the owners were given 24 hours to furnish permissions.

An interesting detail: the notice names no one

Here is the twist. The BMC’s notice and the October 6 speaking order do not mention Ajay Devgn or his mother Veena Devgn by name. The ownership of the property, linked by media reports to the Singham and Drishyam actor and his mother, was established separately through property records, officials said.

Devgn reportedly acquired the property in 2020 for Rs 47.5 crore, and it is currently valued at around Rs 60 crore. It is one of several properties the actor owns in Juhu, one of Mumbai’s most expensive neighbourhoods. His family home, Shivshakti, where he lives with his wife Kajol, stands in the same lane.

The property was already in the news

Last month, reports suggested that some residents of the Kapole Co-operative Housing Society were upset about plans to lease the property for commercial use. The bungalow has been leased to Florian Hurel Salons Private Limited under a registered leave-and-licence agreement dated August 10, 2026.

According to those reports, the monthly rent is Rs 16 lakh in the first year, rising 5 per cent every year, with a security deposit of Rs 48 lakh. Society members had raised objections to commercial activity on the premises, while the Devgn Group had maintained that all requisite permissions and approvals for the proposed use had been obtained.

Now, with the BMC’s demolition drive, the focus has shifted from the lease dispute to the construction itself.

What happens next

The BMC has made it clear that work at the property will remain under watch. Any further construction will require fresh permissions, and the civic body has already signalled that it will act against unauthorised work at the owner’s cost.

Neither Ajay Devgn nor his representatives have issued a public statement on the demolition so far. The actor is currently riding high on the success of Drishyam 3: The Conclusion, which released on October 2 and has crossed the Rs 400 crore mark at the global box office, with a domestic net of over Rs 336 crore.

But for now, the box office buzz has been momentarily drowned out by the sound of hammers at his Juhu bungalow.
