India’s airport hotels are about to get a major upgrade. Adani Airport Holdings and Tata Group’s Indian Hotels Company (IHCL) have signed a deal to develop eight hotels with more than 2,000 rooms across four cities, bringing the iconic Taj brand right to the terminal doorstep for flyers in Mumbai, Ahmedabad, Lucknow and Guwahati.
The agreement, announced on Thursday, October 29, is one of the biggest airport hospitality pacts signed in India this year. Under it, Adani Airports will develop the properties while IHCL will operate them under its Taj, Vivanta, Gateway and Ginger brands, covering luxury, upscale and mid-scale travellers alike.
What the deal covers
The eight-hotel portfolio breaks down as three Taj hotels, two Vivanta properties, one Gateway hotel and two Ginger hotels. Here is how they are spread across the four cities:
- Mumbai: A luxury Taj hotel at Terminal 2 of Chhatrapati Shivaji Maharaj International Airport, already under construction.
- Ahmedabad: A Taj hotel and a Vivanta hotel, both in advanced stages of development.
- Lucknow: A Vivanta hotel and a Ginger hotel.
- Guwahati: A Taj hotel, a Gateway hotel and a Ginger hotel.
Most of the hotels are expected to become operational in three to four years, according to people familiar with the plans. Together, they will offer a full mix of rooms, dining, meetings and events spaces, wellness facilities and recreation options, aimed at business travellers, holidaymakers and transit passengers.

Why airport hotels are booming
Air travel in India has been growing at a rapid pace, and airports are no longer just transit points. Operators now see them as destinations in themselves, with hotels, retail, offices and entertainment built around the terminal. For a business traveller landing late at night or catching an early morning flight, a hotel inside the airport complex removes the city commute entirely.
That logic is driving Adani Airports’ wider plan. The company has formed Adani Airport City Ltd to develop a land bank of more than 655 acres across eight airports in seven states, including nearly 440 acres in Mumbai and Navi Mumbai alone. In the first phase, Adani Airport City plans to invest more than Rs 20,000 crore to develop around 22 million sq ft across Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur and Guwahati.
With this IHCL agreement, Adani Airports now has branded hotel partnerships for 15 properties across its airport network. That follows a five-hotel deal with IHG Hotels and Resorts signed in May 2026, covering 1,200 rooms.
What it means for IHCL
For IHCL, the deal sharpens its airport play. With these eight additions, the company will have 25 hotels across its brands at key airports in India. IHCL’s overall portfolio now stands at 670 hotels, including 280 in the pipeline, making it one of the largest hospitality companies in the country.
The partnership also pairs two of India’s biggest business houses at a time when both are expanding aggressively. Adani Airport Holdings currently manages eight airports: Mumbai, Ahmedabad, Lucknow, Mangaluru, Jaipur, Guwahati, Thiruvananthapuram and the newly built Navi Mumbai International Airport.
Company executives described the pact as a step toward building world-class, hospitality-led destinations at India’s key airport cities, combining Adani’s airport development muscle with IHCL’s operating expertise and brands such as the Taj, which remains one of the most recognised hotel names in the country.
What travellers can expect
For passengers, the practical payoff is simple: more choice, closer to the gate. A luxury Taj for premium travellers, Vivanta and Gateway for the upscale segment, and Ginger for budget-conscious flyers means every price band gets covered at the same airport.
The hotels are also expected to serve the meetings and events market, with airport locations increasingly popular for conferences that draw delegates from multiple cities. Add in restaurants, wellness facilities and transit-friendly check-in, and the airport hotel is fast becoming a product of its own, not just a place to sleep before a flight.
Construction is already under way on the Mumbai Taj and on the Ahmedabad properties, while the Lucknow and Guwahati hotels are in the pipeline. If timelines hold, the first of these airport hotels should start welcoming guests within the next three to four years, just as India’s aviation growth story enters its next phase.
